Soft Subgrades and Settlement Risks

Constructing a large-scale residential tract requires an uncompromisingly stable base. Development sites in areas like Nibong Tebal frequently contend with soft subgrade conditions and high moisture retention. If infrastructure is built directly upon untreated, low-bearing soil, the development faces a high risk of differential settlement—leading to sunken roads, cracked foundations, and catastrophic structural failures over time. The site required heavy ground modification and stabilization before any vertical construction could safely commence.

The Solution

Engineered Ground Reinforcement

To establish a permanent, high-strength foundation, we executed a phased site preparation strategy tailored to the specific soil mechanics of the Taman Ilmu site:
  • Precision Earthworks: We conducted comprehensive site clearing, bulk excavation, and controlled grading. This ensured the site was properly leveled and that unsuitable topsoils were managed to achieve the optimal compaction density required for residential zoning.
  • Geotextile Separation & Filtration: To bridge the soft subgrade, we installed high-tensile geotextile fabrics across the designated foundation zones. This acts as a critical separation layer, preventing the high-quality structural fill materials from sinking into the weaker native soils below, while simultaneously allowing for proper groundwater drainage.
  • Load Distribution: The deployed geotextile aggressively reinforces the soil matrix, locking the aggregate in place and distributing heavy construction loads evenly across a wider surface area.
